Billy Joel Sells Part of His Long Island Estate for $8.5 Million
Legendary musician Billy Joel has found a buyer for a portion of his sprawling Long Island estate—his 5,500-square-foot gatehouse, which sits on nearly five beachfront acres in Centre Island.
The property is currently in contract for $8.5 million, according to Emmett Laffey, CEO of Berkshire Hathaway HomeServices Laffey International Realty, which is handling the sale. A couple from Long Island’s North Shore is set to purchase the home.
A Mansion of Its Own
Though referred to as a "gatehouse," the structure is more akin to a mansion in its own right. Built at the turn of the 20th century, the residence features five bedrooms, four bathrooms, two kitchens, a heated pool, and a separate three-bedroom apartment. The nearly five-acre beachfront lot is part of Joel’s 26-acre estate, known as MiddleSea.
Annual property taxes for the gatehouse are approximately $90,000, and the deal is expected to close within 45 days.
What’s Next for the Estate?
With this sale, Joel still has a sizable portion of his estate on the market. The main house and the remaining land—including a helipad and private dock—are now listed at $39.9 million, down from its previous asking price of $49.9 million.
Joel originally purchased the property in 2002 for $22.5 million and has since expanded its footprint. The estate was re-listed in September 2023 after a five-year, multimillion-dollar renovation of the main house—a project that was initially expected to take only two years.
A Home Fit for a Legend
While Joel has spent time at the estate, he reportedly never moved back into the main house after renovations began. Instead, he has stayed at either the gatehouse or the guesthouse near the main home.
The 14-acre main house property remains the centerpiece of the listing, while two three-acre parcels that slope down to Oyster Bay are being marketed separately.
“For today’s buyer, his original home is more than enough,” said Laffey. “But if they want those extra acres for privacy, they have it. And if they want to build in the future, they can do it.”
With its prime waterfront location and rockstar pedigree, Billy Joel’s MiddleSea estate remains one of the most coveted properties on Long Island—and now, a little bit of it has a new owner.
