Logistics Warehouse Planned For Recently Purchased Calverton Site

NorthPoint Development, commercial real estate developer based in Kansas City, has purchased a parcel of land in Calverton with the intent to construct a 641,000-sq-ft industrial building on the property, most likely a logistical warehouse for an online retailer.

 

According to a story in Riverhead Local, clients of the developer include Walmart, Amazon, Lowe’s, The Home Depot, Chewy.com, Wayfair, DHL and FedEx.

 

No company has committed to leasing the property as of yet.

 

The application filed with the Town of Riverhead says the plan is for a warehousing building, with a proposed height of 50 feet above grade. They also seek to get approval for parking, lighting, landscaping, and stormwater management systems. Extensions of both the Riverhead Water District and Riverhead Sewer District for potable/fire service water supply and sanitary wastewater management were in the proposal.

 

An online listing for the property at 1743 Middle Road shows a listed sales price of $675,000. It describes the opportunity for a buyer as giving prime access to the east end of Long Island for logistics purposes.

 

“There is no other warehouse project with direct access to the LIE anywhere out east,” it says. “Your space will be located at the gateway to the Hamptons and the North Fork of Long Island plus all points west.”

 

The property is currently an undeveloped green space.
